Role Overview
A fantastic opportunity to join the internal design team of Populo Living. Successful candidates will be rewarded with a diverse pipeline of interesting and challenging projects, using their experience and skills to shape the homes and places that will improve the lives of residents in one of London’s most diverse boroughs.
The role will suit an individual who is passionate about excellent design and the value it brings to people’s lives. The focus will be post-planning (RIBA Stage 3 onwards) and encompass all aspects of design and technical management through technical design, production of the Employers Requirements and to practical completion.

Responsibilities
- Shape the Populo Design Management Strategy;
- Oversee implementation of the strategy to successfully deliver a completed project that meets the development business case across multiple projects;
- Take ownership of key documents capturing Populo design / technical standards;
- Ensure sustainable outcomes are embedded within all projects and are monitored across the project lifecycle;
- Monitor adherence to all technical design briefing material throughout the design process;
- Develop and implement a consistent strategy to Compliance Monitoring across all projects;
- Develop a post-contract design quality management process and ensure site inspections and checks are made to deliver this;
- Oversee post-planning consultant / contractor team activities including attendance at design meetings, programme monitoring, preparation of design information, responding to RFIs and site issues;
- Review design documentation and identify inconsistencies, discrepancies and missing information as well as recording, reporting and tracking the close-out;
- Ensure technical design develops within agreed budget and programme;
- Promote a value management culture that does not compromise value or quality, and effectively manage changes through to resolution;
- Maintain a comprehensive and up to date knowledge of all relevant legislation, procedures and current/ emerging best practice to ensure statutory, regulatory and contractual obligations are met;
- Champion quality, innovation and standardisation at a business level by leading on key design aspects to support delivery of corporate objectives;
- Build trust, confidence and new relationships with all stakeholders, both internal and external;
- Manage and mentor design managers within the business; The need for flexibility, shared accountability and team working is required, and the role-holder is expected to carry out any other related duties that are within the employee’s skills and abilities whenever reasonably instructed.
Skills And Experience
- Prior experience of working as a Design Manager within a development or main contractor organisation;
- 5+ years post RIBA Part III (or equivalent qualification) in the role of Project / Senior Architect within architectural practice;
- Large-scale residential led (200+ units across multiple high-rise buildings) experience on complex urban brownfield sites;
- Proven track record of managing and coordinating pre-construction design in accordance with programme and budget;
- On-site experience and ability to manage Tier 1 main contractors / sub-contractors, with experience of working on PCSA agreements an advantage;
- Exemplary verbal / graphic communication and presentation style;
- Understanding of the property development process;
- Working knowledge of the principles of BIM would be beneficial;
